As an investor, “Area” is the most important metric you use to calculate ROI and value. However, if you’ve been looking at floor plans lately, you’ve likely seen two different figures: Actual Carpet Area and RERA Carpet Area.

What’s excluded: The thickness of the internal partition walls, the external walls, balconies, and terraces.
2. What is RERA Carpet Area?
Since the implementation of the Real Estate (Regulation and Development) Act (RERA), this has become the legal standard for all property transactions in India.
What’s included: The usable floor area PLUS the thickness of the internal partition walls.
What’s excluded: External walls, balconies, utility ducts, and common areas.

Why the Distinction Matters for Investors
1. Accurate Valuation
Under RERA, builders are legally required to quote the price based on the RERA Carpet Area. This prevents builders from charging you for “Super Built-up Area” (lobbies, elevators, etc.), which used to inflate prices artificially.
2. The 3% Refund Clause
RERA laws state that if the final area of the apartment varies from the area promised in the agreement by more than 3%, the builder must refund the excess amount (if the area decreased) or cannot charge you extra (if it increased beyond a certain limit) without your consent.
3. Space Planning
While you pay based on the RERA Area, you live in the Actual Area. When planning furniture or interiors, always look at the Usable Area to ensure your vision fits the physical space.
